Leader of the Opposition in Bruhat Bangalore Mahanagara Palike Council M. Nagaraj on Friday accused Mantri Developers Pvt. Ltd. of forging the khata (title deed) and khata extract of one of its projects in the city.
Demanding a CBI probe, he alleged that the documents for Mantri Tranquil Apartments on Kanakapura Road in Bangalore South taluk, Uttarahalli hobli, Gubbalalu village, had been forged. The apartment complex, with 1,035 flats, had come up on 19 acres and 37 guntas of land, coming under survey numbers 7, 9 and 13, he told presspersons on Friday.
“As per the panchayat records, the land has been registered by Mantri Developers under the names of D.V. Mallikarjun, J.M. Subramanya and G. Srinivas Rangan. The khata number is 1208/ 7,9,13. However, after the BBMP was formed, the developers should have applied for a fresh khata,” he claimed.
He alleged that the developers had created a fake khata certificate and khata extract documents (dated July 13, 2007). The forged khata number is 1206/ 7,9,13.

‘DOCUMENTS FAKED'

According to the declaration of the Assistant Revenue Officer, Uttarahalli Subdivision, property belonging to Chakrapani Venkatesh and Lakshmi Madhav Rao has been registered under khata number 1206. The developers had taken this khata number and added the relevant survey numbers to create fake documents,” he charged.
Mr. Nagaraj said that in response to a Right to Information Act application, the Revenue officials stated that the khata extract (bearing challan number 150230) had not been issued by the Uttarahalli Subdivision office. They also confirmed that both the khata certificate and extract were fake.

PART OF BIG SCAM?

Hinting that this was part of a big scam, he claimed that there were several other cases where big developers had created fake documents for land in the erstwhile seven CMCs, one TMC and 110 villages and cheated hundreds of people.
“Of the 1,035 flats in Mantri Tanquil, over 800 have already been registered. What will be the fate of people who have taken bank loans to buy their dwellings based on these fake documents? The question is will their documents will be regularised,” Mr. Nagaraj asked.

BDA ROLE

He said that even after the BBMP was formed on January 16, 2007, the Bangalore Development Authority continues to issue Occupancy Certificates (OC) to properties in the newly added areas without checking the veracity of documents. “The civic authority is losing crores of rupees in revenue. This is being done in the interests of the big developers,” he charged.

MANTRI'S DENIAL

Kiran Kumar, associate vice-president, Mantri Developers, rubbished the allegations. He said that his company was a reputed one which had completed 20 projects.
“The Government would not have kept quiet for so long if the documents were fake. Also, we have won the Best Builder Award for the project in question. There is no substance in the allegations levelled by Mr. Nagaraj,” he pointed out.
“We can assure that there have been no irregularities from our end and none of the customers will be affected.”

MAYOR'S TAKE

Mayor S.K. Nataraj told presspersons later that he would direct officials to look into Mr. Nagaraj's allegation. “If it is found to be true, we will initiate stringent action against the developers and the officials responsible. The BBMP will levy a penalty and initiate legal action,” he said.
The Mayor also said that he had discussed the OC issue with Chief Minister and the city in-charge Ministers.
“I have apprised them of BBMP's revenue loss. They have directed the Urban Development Department to issue a circular giving the BBMP powers to issue OC again. Even if the BDA has issued OC, the BBMP has powers to inspect and levy fine in case of deviations,” he added.

I had purchased a flat at Mantry Synergy, Chennai, FROM MANTRI DEVELOPERS, BANGALURU, (flat 5floor H BLOCK NUMBER -502, receipt number- mbplsynrg08248) .

The developers have sold the open terrace which is illegal

. The builder has not provided even a single water source for 765 apartments. He has not provided (a) water treatment plant, (b) an efficient rain water harvesting system, (c) an efficient

sewage and water treatment plant. although these conditions are stipulated in the plan permit. He has converted the open space into parking lots and sold to the residents. He has not provided the common area calculation statement. The built up area is lesser

than the area (by about 10 percent) shown in the drawing. Has not provided 1000 watts backup as specified but only 600wats. Has not provided to me the approved plan and permit. Has not fulfilled the

conditions laid out in the Panchayat /DTCP permit given to them. He has not provided the completion certificate. HAS not provided the solar heating system, a condition in the plan permit.He had charged about Rs 3 lakh for parking lot which is against the SC judgement

WE WANT TO BE COMPENSATED FOR NOT PROVIDING ALL THE ABOVE FACILITIES.

Sleuths of the Central Bureau of Investigation (CBI) on Thursday swooped down on Mantri Developers' office on Vittal Mallya Road off St Mark's Road and Lok Sabha MP Y S Jaganmohan Reddy's palatial house on Bagalur Main Road on Thursday morning.
The raid on Reddy’s house and on Mantri Developers’ establishment was part of a coordinated action by the CBI which launched search operations in Hyderabad following directions by the Andhra Pradesh High Court a few days ago. The area was cordoned off by plainclothes policemen and people were not allowed entry.

Sources said Mantri Developers’ chief Sushil Mantri was not in office at the time of raid and is said to be out of town.  A fortnight back, Mantri was summoned by the CBI to the agency’s Delhi headquarters and was grilled for nearly three days. 

The CBI is keen to dig into Sushil Mantri’s association with former Andhra Pradesh chief minister Y S Rajasekara Reddy and his son Jagan. They are also eager to know if the two had business dealings in which the Kadapa MP might have been benefited. 

Sources said Reddy’s mansion in Bangalore on a 22-acre plot was built by Mantri Developers. They suspect that Mantri and Reddy together floated a company, Brahmini Real Estate, which is jointly developing a project on 350 acres near Hyderabad airport. 
Sources said that the investigating agency would continue with the search and seizure operation till Friday evening. 

The documents and other evidence unearthed from the raids on Mantri Developers and Reddy’s bungalow would be shared with the CBI branch in Hyderabad where they would collated to bolster the agency’s case against the former Andhra Pradesh chief minister’s son.

Buyers Beware
This is for all those who have booked their apartments at Mantri Navratna. Please BEWARE before signing the final sale deed as the entire property is under mortgage to Punjab National Bank, Commercial Street who also are issuing a ”No Objection Letter to Register”, which is a fraud being played out on the consumers as although the registration can be carried out the property does not become ”Free from Encumbrance”. Hence in case at a future period Mantri cannot pay back to bank for some reason then you will loose your property and the legal remedy for you at that point of time would be to file a civil case for damages against Mantri by paying 1) Court fees equivalent to 10% of the claim amount, 2) Advocate fees & 3) Slog it out in the court of law for years.
Please observe the clause in the sale deed and if you cannot understand then please approach a good advocate for advice.

Complaints Against Mantri Builders - worst commitment


Mantri developers are name sake Banglore #1 developers, Its a real blunder to rate them as top#1. Even I believe because of the rating they had, but now I realised that Mantri is a useless organization in terms of commitment. They have no commitment at all, they would have forgot about the meaning of commitment too. Starting from the Vice president of chennai operations until the down the line marketing respresentatives all are bluff masters. I wonder if Mr.Sushil Mantri, MD who build this Mantri empire is aware of this. For the Mantri Synergy project which they started in Chennai in 2007, Mantri missed 4 deadlines till now and again postponed the possession to mid 2011. I wonder if they ever keep promises. All the ladies and gentlemen who wants to buy any property with them, be sure that in the construction agreement, they will mention that they will pay a penalty of around 2.5 to 3RS per SFT for the delayed period, but they will not mention the end date of penalty in the construction agreement. So you will be ended up paying both the bank loans and rent which is proportionally more than 15 times than what the penalty they paid to you. I agree that every builder has challenges like non availability of cement or labor, but not such that they missed 4 deadlines which is not acceptable by any customer or atleast me. All Mantri victims, please place your complaints here so that we would have helped someone not to become a victim like us.

All the customers of Mantri Celista received service tax notification just 15 days back with info to pay service tax at 4.12% immediatly or pay panelty @ 18%. All the customer do have questions but not getting any satisfication answer from builder representatives.

My question is as follows:--

1. Where is the mention of service tax-rate @ 4.12% ? 

2. It very specifically mention in point 6 that service tax is levy on the pending construction till the issuance of “completion certificate”. I/We have paid the money based on the construction. We paid amounts on each stage of construction completion, for Ex paid amount at 10th floor roof slab completion then 15th floor. At each stage we should have got the “completion certificate” from Mantri “Architect” Or “Chartered Engineer” OR ”licensed surveyor” Right…? 

And the law specifically share that information that their certificate should be taken in to consideration to determine the service tax liability. 

3. Also in the XLS file construction value is taken at 68.4% where it should be 67% as specified in your document 

Q.1 In this case why are we getting charged at 4.12% ? 

Q.2 Why Mantri is not considering the “Completion Certificate” fact and charge customer on pending amount 1st july 2010?

Ya I also made a big mistake by investing in Mantri Navaratna. The problem is that once I paid the advance amount, the people from Mantri are very reluctant to even talk. When i write mail about the work progress no reply. 
Already the possesion has been delayed by 3 months from Mar-2013 to Jun-2013. 

When I talk about asking for any customization the reply that they gave is 'we cannot run behind each and every customer to do there work'. then why the hell do they book flats for individual. The work i am mentioning is not any major modification, those are just fixing up of grill, wood work etc. they simply replying to do all the work after the possesion.
Have anybody heared of that non-sense reply, basically builder will take care of these works and just ask for additional payment, but here Mantri doesn't even want to do this basic work and asking me to break the wall and fix the grills and do re-painting after taking possession. I have never heared such unprofessional behaviour. I am still worried about the quality of work after hearing lot of negative remarks about Mantri Synergy. 

I think there is more shock in the waiting
PLEASE DONT EVER INVEST IN MANTRI PROJECT.

Be careful…..Mantri record is full with lack of commitment to even provide basic facilities like water even after taking money from the residents . They have not even applied for BWSSB for Cauvery water in Mantri Astra even after two years….many deficiencies in quality and maintenance….they have not provided rain water harvesting working set up, solar water is not connected properly, seepage and list goes on…I would not recommend Mantri to anyone…

I am Ashok Kumar Agarwal,Aged close to 70 years
,A senior Citizen living in chennai for the last 40 years.
On 05.05.2010 i approached Mantri Builders Pvt limited and booked a two bedroom Apartment on Block A-Mantri Synergy,Apartment A-1205.
I paid an advance of Rs 1,00,00 on 05.05.2010 via State Bank of India cheque no 268067 and subsequently followed up by a payment of Rs 5,61,560 via State Bank Of India cheque no.268068 on 29th may 2010.

Subsequently due to personal and professional setbacks i was unable to pay the rest of the Agreement value as requested by your company.

However in the month of February 2012 i was introduced to HSBC Invest Direct by Mr.Manoj .V-GM Marketing-Mantri Developers so that i can avail of a Home Loan and complete the formalities for my flat.
After a great deal of hard work and efforts i was sanctioned a home loan with a limit upto 70 lakhs or 80% of the Flat cost by HSBC Invest Direct,I had paid Rs 5500 towards processing charges for the Home Loan.
The executives who were liaising with me on the Home Loan is Mr.Pandiarajan-Relationship Manager,Home Loan And Mortgages,HSBC Invest Direct and Mr.Stephen Immanuel A.V DY.Manager-Marketing,Mantri Developers Pvt.Ltd.

Mr.Manoj.V offered me an option of upgrading to a 2 bedroom or 3 bedroom apartment at Mantri Synergy and warned me that i will have to cough up more than 10 lakhs extra should i chose to go for my original choice of Apartment A-1205. After many negotiations and consultations with both the Banker and Mantri Developers i closed in on a 3 bedroom Apartment at Block F-Flat No 1001 or 1101 for a price of Rs 73,30,000.
After a final meeting was set up i had sent my family to select the flat and complete the formalities on my behalf as my health did not allow me to travel from my home to the property site.
Mr.Pandiarajan and Mr.Stephen Immanuel had got all the signatures done on the respective Agreements,However at that point of time there was a difference of opinion on certain issues and my Family was turned back home without giving any suitable explanation .
i was left high and dry for weeks without being informed the outcome of the decision from Mantri Developers and on 10th May-2012 a termination order was recieved by me without any suitable explanation in-spite of the fact that i had availed a Home loan and also paid close to Rs 7,00.000 Lac for the property.
My efforts to get back my refund amount via E-Mails and Letters and also Personal Visits have fallen on dead ears.
I am being made to run from pillar to post to get back my Refund Money.
I am a Diabetes And Heart Patient as well as i have an Essential Tremors Syndrome and most of my savings are spent on my Medical Care And Attention.
My each visit to The property site has cost me close to Rs 1000 by Call Taxi Services for the last 3 years and this has also set me back tremendously.
I am a Middle Class man who has worked very hard for 40 years and saved some money so i can live a comfortable life in the twilight of my life.
Now all my dreams have been shattered as i was issued a termination order by Mantri Developers and also my invested money has not been returned to me.
I currently now live at a Rented Apartment at Mylapore and if i do not receive my refund amount soon ,i will definitely find myself and my family on the roads with nowhere to go for Shelter.

I sincerely request you Sir/Madam to intervene and help me to get back my Invested Money with this company.

Bad construction of Flats and Non provisioning of facilities as per agreement....Bad service quality
Dear Mr Mantri,

We are the residents of Mantri Park at Goregaon (East). Frankly speaking we are staying there because we have purshased our flat there. There is nothing that we can do about it now. However you may choose to act responsibly and make our lives better while you still have the charge of all the buildings. The broad areas which may be looked into are as below.

1. The Drainage in an around the flats / tenmants at Mantri Park in Goregaon (east). Could you please prvide ablueprint of the same to the flat owners.
2. The efficient and high speed lifts and best lighting systems that you all so widely publicize are nowhere close to either efficient, or the likes. The Lifts at best crawl when they do for most of the time they dont even move. Would help if you can actually have a few lifts installed which are atleast inline with the payments for amenities that the buyers have provided to you.
3. There is no water supply from BMC. We dont know if its ever going to be there. So inspite of beating around the bush and giving away all answeres that sound like anyting from the superfluous to the outright dumb, we would request you to kindly let us know a date by which we may get our water supply and the Occupation Certificates. I am sure that its not too much to ask given that we paid you our entire savings.
4. The gymnasium as promised is built and is running. At least a lot of us are on the treadmills provided. I just had one small question... Have you visited the place yourself ??? If yes id it as per the standards that you have set for the group as a whole. If yes I am surprised... You may count one less customer to deal with in all your future endeavors. We are surprised since we did hold you in high esteem as far as your builder repute was concerned. Post checking in to Mantri Park... Its a different and an opposite story altogether. For starters just look at the construction quality of the buildings... You really think that is your best stroke... Kindly do something about it and get redeemed atleast.
5. There is not one green patch in the entire building. I am assuming you made money by selling them for parking. Good for business in the short term, in the long haul you are bound to have a lot many customers less to deal with.
6. Are we supposed to have fire systems in the building. I was under the impression that it is a must as per laid rules... Or did I miss some other rule which states that buildings which would fall anyways due to poor construction are not supposed to have fire control systems within... Do let me know.
7. the swimming pool has no water...!!! for crying out loud ...
8. The parking areas are like mumbai roads... We are sure they can be bettered. Mr Hafeez Contractor can surely advise you on how to do it...
9. Last but not the least ... boss with your security guards somebody is going to get robbed sooner or later. the guards you have cant guard their own selves... forget guarding the complex...

I really do not think that you can be diretly responsible for such and so much anarchy and such shoddy work. You either have a really non efficient staff or you are actually not bothered and so are your staff... and We hear that you want to launch an IPO ???? God save us all...

Mr Mantri, All I can tell you is a very famous adage which might bring some semblance to the whole issue

" You may fool somebody all the time,
You may fool everbody, some time, BUT
You cannot fool everybody every time.

trust me you fooled us once...never again shall we look at your property for any purpose whatsoever.

Mr Mantri, I feel that as a respectable businessman you have a reputation to keep, and build on for the future. Do something about it is what our advise will be to you. I am sure that this will fall on your deaf ears...but if it manages to get your attention please know that its nothing personal... its all business... In this case we feel cheated... Can you do something to alleviate the situation...

Trust me we wish you all the best for future but if you donot help yourself by helping the tenants of this Mantri Park, you would loose face and your respect atleast before the residents of ths society.

Hoping you all take this in a constructive manner and do the needful to regain what you have lost...

I got possession of my flat, Tulip, Mantri Park, Goregaon E, Mumbai, in 2007 and only moved in on 11/12/10. They have still not managed to get municipal water supply. for the last three years they have been giving false promises, saying, "in one and a half months you will get municiapl water".

The construction is so poor, with the first rain all the walls hav developed major water patches. The maintanence of the building is pathetic. It is dirty, debris all over, pan stains, broken flooring, pathetic elevators. Overall it looks worse than a 15 year old building.

Now on moving in I am told that I cannot park my car inside the compound unless I buy a stilt parking, as all open parking has already been alloted to customers when they purchased their flats. On probing further find out that they charged customers higher rates for their flats and alloted them open parking spaces, i.e. indirectly they have sold open parking spaces. According to the law this is ilegal, as builders can sell only stilt parking.

The result of this very behaviour of Mantri and all their false promises is very evident, as there are many flats still vacant and not sold since 5 years.

I strongly discourage anyone from buying any flat in Mantri Park, as you are dealing with thugs and cheats.

Absolutely correct. Mantri builders are real cheaters and they never ever keep their words. When I booked the flat on July 2009 they said they will complete the project on March 2010 and after that postponed to June 2010 and again to September 2010. When I enquired on September 2010 they said May 2011 and last time when visited their site they are saying June 2011. But as per their development I don’t think they are going to complete it on or before of September 2011. More over when I visited my flat last time I saw whatever they have committed they haven’t provided anything like built in wardrobes for both bedrooms. I have everything on writing but when I asked about this, they said sorry we couldn’t do that and they will give stand alone wardrobes in the drawing room. God only knows what they will give. Secondly their customer care is so bad and they are treating their customers as slum dogs and they are telling if you need you can cancel your project. When I write to their MD and it was pin drop silence.

I am totally surprised that Snehal Mantri was given the Award on behalf of Mantri Developers when she has no commitment to her projects undertaken. Who decides on giving awards to craps and creeps. The Mantri Synergy Project in Chennai, OMR is the worst in construction, besides not having any Borewell for water supply and there is no sewage water treatment. Mantri Builders are real frauds and cheats and people should not buy anymore from Mantri Developers and make them run out of business until they fulfill their commitments in all their projects. Having made so much of huge profits in millions and millions, how shamefully they are unprofessional. I am pretty sure with this kind of attitude, they are ruining themselves.

I purchased Mantri Espana with an understanding that it’s a premium property and paid premium cost. But when apartment given to me for PDI, found construction quality very average, even cracks in marvel flooring. asked Mantri officials to rectify it but for 4 months they kept on saying " it’s getting rectified" . Finally they put some solution to it and even after that crack was clearly visible. Now my handover is already delayed by 5 months and I’m paying hefty rent in my current accommodation but there is no body in Mantri to listen and do needful. I feel like cheated by Mantri, where they have taken the full money and have not deliverd the apartment with basic quality of construction.

Mantris think they are above customers respect.


Having heard of quality of construction and good service from big names, I called into Mantri Developer’s toll free number (18001210000). I dialled the options for Bangalore and Alpyne appts. It took me 3 calls and some waiting in beetween to get someone to receive the call. I politely mentioned that I am looking for some information abt the project. I hear back somone speaking in hindi with a rude tone... saying " I am driving now, call me later". I was taken by shock... since I expected to reach some courteous customer care exec. I reconfirmed if it is someone from Mantri and asked if I can speak to someone else(hoping to find someone much polite than him). He said "whats the hurry?" Hinting that Ican call him later after he is no more driving!!!!! How do I know that...?.

I have heard of high headedness and rough handling of customers from this builder in some earlier cases as well. I have for the time being dropped the idea of considering Mantri developers after this incident. Not being sure, if this is the kind of response you get for inquiries, what could be expected once the money is gone to the other side!

Dont invest in Mantri - they are real cheaters
I made a mistake by investin in Mantri Navratna. it is the biggest financial mistake of my life. They simply not even bother to reply to you once you book the apartment, except for payment. Their staff in Chennai Lokesh talks as if he is a Ladu labakku dass, doesnt even have the courtesy to talk politely with customer. the project is delayed by almost 4 months from 15-mar-2013 to 30-june-2013 and the Mantri staff doesnt give explanation for this delay. After coming in contact with one of my friend who also unfortunately invested in Synergy, I am worried about the quality of the construction. even GOD cannot save me from these money monsters.

Not even having the basic security feature in Lift

I am a resident of Mantri Synergy, Chennai. The lift is not having a very basic safety mechanism that when power goes off, it doesn’t go on to the nearest floor to open it up. If power goes off people will be stuck and if there is no electrician to do the switch over to the DG power.. that is stay there in the dark and if you are lucky to survive then some one will come and open the door for you... Staying in 8th floor there is no option other than using the lift... Very basic security feature is not there in the lift of this so called "HI-TECH" apartment. Frustrated living here.

REAL CHEATER OF WORLD CLASS

At Synergy ,Chennai, Mantris have cheated 75o investors, have not  got the completion certificate because as per the plan approval no infrastructure has been provided even after 18 months of occupation.
